With Seller Direct ® , you take a more hands-on role in your sale by managing showings, inquiries, and decisions, while we provide the listing exposure, forms, tools, and brokerage support you need.

Do I need a real estate license or experience to list my own property?

No. You do not need a real estate license or prior selling experience to sell property that you own when you use Seller Direct ® . We list your property through our licensed brokerage, and our process, tools, guides, and support are designed to help homeowners confidently manage a more hands-on sale.

Can I list my property on MLS® System and REALTOR.ca without paying commission to a real estate agent?

Yes. With Seller Direct ® , you can get your property listed on the MLS ® System and REALTOR.ca without hiring a traditional listing agent on a percentage commission model. You stay in control of pricing, showings, and offers, and you decide whether you want to offer any buyer-agent commission.

Do I have to offer a buyer-agent commission?

No. Offering a buyer-agent commission is optional. Some sellers choose to offer one to encourage more agent interest, but you decide what, if anything, you want to offer. If you do offer a commission, it is only paid if an agent brings you a buyer whose offer you accept.

How fast can I get listed?

Most listings go live within 24 to 48 hours after we receive your completed listing details, signed documents, and photos.

What if my property does not sell right away?

Your flat fee listing term is up to 9 months, giving you time and flexibility to attract the right buyer. You can update your price and listing details during the listing term as your strategy evolves.

What types of properties can I list?

Our flat fee MLS ® service can be used for residential properties, condos, townhomes, commercial properties, land, and acreages. Whether you are selling your own house, investment property, vacant lot, or commercial space, we can get your property on the MLS ® System and REALTOR.ca through our licensed brokerage.

Can I use your flat fee service to lease a property as well as sell one?

Yes. Our flat fee MLS ® service can be used for leasing property as well as selling property. If you want MLS ® System and REALTOR.ca exposure for a lease listing, Seller Direct ® can help with that too.

Is this really commission-free real estate?

You do not pay a percentage-based listing commission with our flat fee MLS ® service. The only commission you might choose to pay is a buyer-agent commission, and only if you decide to offer one and an agent brings you a successful buyer.

Are there any hidden fees or long-term contracts?

No. Our pricing is straightforward and transparent. You pay a flat fee for your MLS ® System listing, with no hidden charges and no traditional percentage-based listing commission. If your situation changes, you can also cancel without being locked into a long-term contract.

Can I choose to show my own property?

Yes. If you want to personally show your property to buyers attracted through our marketing, you can. We still handle the professional side of the sale, including follow-up, negotiations, contracts, and closing details. Choosing to show your own property can also reduce your listing cost further.

Is this a for-sale-by-owner program?

No. Flexible Full Service is not a for-sale-by-owner program. Our licensed REALTORS ® represent you, manage the sale, and handle the details from start to finish. It is a full-service brokerage option with more flexible and cost-conscious pricing.

Why do buyers prefer properties listed with Seller Direct®?

Many buyers appreciate being able to communicate directly with knowledgeable owners who know the property well. At the same time, your property still has the credibility and exposure of being professionally listed on the MLS ® System through a licensed brokerage.

How do I set my price and will I get market data?

Will my property really be seen by buyers and REALTORS®?

How do I get a new home or show home listed on the MLS® System?

Just sign up with Seller Direct ® , send us the property details, and choose your listing option. We will place the home on the MLS ® System and REALTOR.ca through our licensed brokerage so you can promote your new home or show home to buyers already searching there.

How do I advertise my show home hours?

Simply provide your show home hours and we will add them as recurring open house information on REALTOR.ca when available. If your hours change, let us know and we will update the listing.

Will you ever contact our leads?

No. We do not contact your leads. Buyer inquiries stay with you and your team. Seller Direct ® is designed to help promote your listings, not compete with you for your buyer opportunities.
